Morgan Hill Carves the Path for Advanced Manufacturing

On August 4, the Silicon Valley Business Journal published an article outlining Morgan Hill’s dedication to attract additional advanced manufacturing to the City. With the completion of the Butterfield 5 Technology Park featuring (5) buildings totaling 410,000 sq.ft., and the recent purchase and entrance of the prior 258,211 sq.ft. Shoe Palace Headquarters to the market, Morgan Hill is carving a clear path for industrial development.

“The city has about 6.8 million existing square feet of industrial, R&D and warehouse space, according to the latest quarterly report from brokerage firm Colliers. That’s about 2% of the entire industrial stock of Silicon Valley — in a city that’s just under thirteen square miles in size. With strong demand for industrial space in the region, real estate investors are being drawn to Morgan Hill, and the city government is augmenting its healthy retail sector with additional industrial employers………..”

1st Quarter 2022 Sales Tax Data Released

Here are a few key takeaways from Morgan Hill's 1st Quarter 2022 sales tax numbers:

-Santa Clara County sales tax collections grew 14% and Morgan Hill collections grew 8.4%, as compared to this same quarter last year.

-Receipts from local Morgan Hill brick and mortar purchases rose 9.3% compared to 2021, supporting the continued trend of buying locally.

Sales tax collected from service stations rose 52% compared to 2021, as a result of increased gas prices and the continued return of commuter travel.

Casual dining and quick-service restaurants continued their upward trend, marking the 4th full quarter in a row where restaurant receipts have increased.

First Farmworker Apartment Complex to Break Ground in Morgan Hill

On Thursday, August 11, the first affordable apartment housing project to offer dedicated farmworker housing in Santa Clara County will break ground in Morgan Hill. This apartment project is a 73-unit multi-family complex called Royal Oak Village.

Micro-Mechanics: A world-renowned Singapore-listed company

Micro-Mechanics started in 1983.  After establishing manufacturing plants in Singapore, Malaysia, China and the Philippines, as well as sales representation  in Taiwan, Europe, Thailand and Japan,  the company established a factory in Morgan Hill in 2008. Micro-Mechanics designs and manufactures advanced semiconductor packaging, testing tools and consumables, in addition to manufacturing critical precision tools and components for water manufacturing and other high-tech industry custom process applications. Micro-Mechanics employees 65 people at its Morgan Hill location, offering a wide range of shifts, including weekends and nights, in addition to a competitive employee package including opportunities for healthcare and matching savings accounts. Micro-Mechanics aims to be at the forefront of environmental preservation practices in the Manufacturing Industry. They currently have solar and rooftop carports that cover more than 70% of their electrical needs, with another solar expansion project currently in the pipeline. Investment Company Purchases Butterfield 5

Investment Company Purchases Butterfield 5

Atlanta-based investment company Invesco recently purchased all industrial buildings in the Butterfield 5 Tech Park, totaling 410,000 sq/ft, for approximately $119 Million. Ideal users for the buildings are advanced manufacturing, industrial or warehouse based businesses. At this time, there have been no lease announcements.

Butterfield 5 is an industrial park recently completed by Trammel Crow Company, and located on the West side of Highway 101. The 5 standalone buildings range in size from approximately 70,000 sq/ft to 91,000 sq/ft. Learn more about the Butterfield 5 Technology Park HERE.
